The property shown from the rear as the works were nearing completion. Now a substantial 4 bedroom semi-detached property.
A large two storey wraparound extension with a garage to the front and a single storey rear extension. The works included an extensive renovation to the inside to bring the entire property up to modern standards including new windows, a full rewire, new heating system, several new bathrooms, a new kitchen and plastering throughout.
The first step with all extensions starts below the ground.
Getting the foundations set out correctly and to the correct depth is a crucial stage.
Once the foundations have been poured, the brickwork/blockwork is raised up to ground floor level to ensure that the waterproofing can be installed prior to the floor.
The waterproofing and structural reinforcement to the ground floor slab are an important step. It's important to get this right to avoid issues in the future.
We're using blockwork on this build as the finished product will be pebble dashed to match the existing house.
Due to very heavy concentrated loads onto the blockwork, custom padstones were cast to match the Structural Engineer's specification.
The second storey was supported on steelwork to give a large open plan space below. This was another crucial piece of setting out to get right as a lot relies upon these steels.
The floor goes in along with all of the necessary restraint straps to meet the building regulations.
The floor boards are installed along with taped joints to avoid water damage in the temporary case before the roof is watertight.
The horizontal timbers support the lower level roof and their locations are dictated by the exact angles of the hipped roof.
To match the existing style of the roof a hidden box structure was required to give a small hidden flat roof to the top of the property.
We installed rafters and ply to the hidden flat roof. One hip rafter is shown with the common rafters coming in.
The same hip once watertight with battens ready for tiles to go on.
A third photo of the same hip, this time with tiles and ridge tiles installed. The flat roof to the top was installed by specialists with EDPM.
Unfortunately, the tiles had to differentiate from the existing, (dictated by the planning office) hence why they do not match.
Once the roof was on, the render can begin to be installed.
At Ataro Homes, we don't always take things too seriously. This particular day the neighbour got a big smile to cheer up her day.
Once the day was out this entire elevation had been rendered.
A few busy days later allows the scaffolding to be dropped. The first time that the property can be seen again shows a smart finish.
Bi fold doors installed and the render to the ground floor is added.
